Cancellation of this agreement must be made in writing to owners on or before thirty (30) calendar
days prior to the first day of rental term.  In the event of cancellation, refunds will be made as
follows:  Thirty or more days prior to the first day of rental term – you will forfeit the 25%
reservation deposit you paid – all other amounts will be refunded; Less than thirty days prior to
first day of rental term, but more than seven days prior to first day of rental term – you will forfeit
all rental amounts paid but we will refund one hundred percent (100%) of the security deposit;
Less than seven (7) days prior to first day of rental term – NO REFUNDS OF ANY KIND WILL BE
MADE (i.e., you will forfeit all the money you have paid us to date).  Please note that no exceptions
to this policy will be made for weather-related cancellations. –Forfeited funds may be applied to a
new reservation within a six (6) month period following the start date of the cancelled reservation.

USE OF PROPERTY
You may use the rental premises only as a single family residence and may not permit the
rental premises to be used to conduct offensive, noisy, or dangerous activity, any activity
that is against public regulations or against the rules of any public authority.  The maximum
number of persons (including children) allowed to occupy the rental premises is ten (10).
Additional occupants will require additional rental of $50.00 per night per person.  Guest  
parking at residence is limited to 4 vehicles.  Please contact owners at least one day prior to
your arrival at the rental premises to insure that procedures are understood for entry to the
unit.

MAINTENANCE
An entry door code will be provided for your arrival or by other procedures as agreed upon
by Renters and owner/agent.  Please notify owners/agents immediately, should any
maintenance issues arise during occupancy.  No pets are allowed on the rental premises.
The rental premise is a non-smoking house – no smoking is allowed in the interior of the
house.
Trash pickup is on Monday and Thursday mornings.  Please set out the trashcans as
necessary.
We ask that you wash and dry bath and beach/pool towels prior to departure.
Pool and yard maintenance people will routinely show up at the house to care for both.  The
watering system is on timer so please do not disturb.


POOL GUIDELINES AND RULES
The pool has cleaning devices that pop up from the bottom.  These must be left in place.  
Cleaning goes on and off by a timer.  The pool includes a water jet system and hot tub –
temperature is preset by the caretaker/agent for the season.  Life jackets are supplied for
children less than twelve (12) years of age.  AN ADULT MUST ACCOMPANY ALL
CHILDREN IN THE POOL AT ALL TIMES, NO UNSUPERVISED CHILDREN IN THE
POOL, WATERFALL, OR HOT TUB AREA.  Any persons with heart disease, high blood
pressure, or any other medical condition should not use the hot tub as instructed by their
doctor.

ON OR JUMPING FROM THE ROCKS OF THE WATERFALL.  NO PERSONS ARE
ALLOWED ON THE WATERFALL AT ANY TIME.

INDEMNIFICATION
The owners and caretaker/agents are not responsible for loss, theft, or damage to your
belongings while at the rental premises.  You hereby indemnify and hold owners, their agents
and assigns, including the rental premises, free and harmless from any liabilities for injury to
or death of any person, including you, or for damage to property arising from your using and
occupying the premises or from the act or omission of any person or persons, including you,
in or about the premises with or without your express or implied consent.  This agreement
does not create a tenancy for the rental premises; you can be removed from the rental
premises without process of law if you do not depart at the agreed upon checkout time.
BY EXECUTION OF THIS DOCUMENT, YOU ARE ASSUMING RESPONSIBILITY
FOR ALL MEMBERS OF YOUR PARTY.

PROPERTY CONDITIONS/SECURITY DEPOSITS
When you arrive, please check the rental premises for cleanliness and damage. Notify the
caretaker/agents or owners promptly of any problems or damage.  You agree to leave the
rental premises in arrival condition with no damage.  Additional cleaning fees will be charged
when the unit is left excessively unclean. If there is no damage, deposits will be returned by
regular mail two (2) weeks after the date of departure.  If owners make a claim against your
security deposit, owners will mail you a letter describing the details of the claim within thirty
(30) days after date of departure.
You will be notified via email, regular mail, or fax that Owners have received the executed
rental agreement and security deposit.  You will receive an invoice that reflects any
remaining balance due.
